All of Mayfair Capital’s Funds have historically had absolute return objectives.
When James Thornton was Head of Fund Management at Savills, the discretionary funds outperformed the IPD Pension Fund Annual Index by 1.7% per annum over the period 1996-2001 (the funds returned 14% compared to 12.3% p.a for the Index).
MC Property Growth Fund
The MC Property Growth Fund launched in July 2003 and was wound up in March 2008. The Fund returned 16.69% per annum over the life of the Fund (net of performance fees). This represented a more than doubling of the original equity invested. The Fund had gross assets of £50m at its peak.
The Property Income Trust for Charities
The Property Income Trust for Charities was launched in January 2005 and has provided a total return of 26.9% since launch. The Property Income Trust for Charities was the top performing Fund in 2009 within the Specialist Property Funds Sector and the Investment Property Databank (IPD) UK Pooled Balanced Property Fund Index (25 Funds)..
The MC Income Plus Fund
It was restructured in 2011 as an open–ended exempt unit trust for pension investors. 92% of the original investors have remained in the Fund to benefit from the income yield, diversified portfolio with longevity of income at 10.36 years unexpired across the portfolio and low voids at 5.5%.
The MC Property Growth Fund No. 2
The MC Property Growth Fund No. 2 was launched in January 2008. Much of the Fund was held in cash through the market downturn of 2008-2009. However investments have been made steadily since summer of 2009. Investments includes direct, indirect property and joint ventures. The Fund has returned 6.4% since launch compared to IPD Monthly index at -2.9% for the period.
Professional Client
Acting on behalf of a wealthy individual over the period January 2005 to 2006, Mayfair Capital assembled a portfolio of trade counter investments and negotiated a sale crystallising a return on equity of 100% in under 2 years.
