The Property Income Trust for Charities

The Property Income Trust for Charities is a Unit Trust designed as a pooled property vehicle that is available to all UK Charities to co-invest in UK property in a manner that is tax efficient for both income and capital. It also has the advantage of allowing properties to be acquired free of Stamp Duty Land Tax.

The Trust’s objective is to invest in commercial property throughout the UK. It aims to deliver an income yield of around 6% p.a, while at least growing the capital in real terms.

The MC Income Plus Fund is an Exempt Unauthorised Unit Trust open to all types of UK Pensions Investors. The Fund is invested in a diversified group of properties, focusing on quality and longevity of income. The Fund has a target distribution yield of 5-6% per annum, whilst aiming to outperform the AREF/IPD UK Pooled All Balanced Property Funds Index.

The The MC Property Growth Fund No. 2 is an Open Ended Investment Company (OEIC). The Fund invests in commercial property, predominately in the UK, directly or through investments in joint venture companies, quoted property companies, collective investment schemes, or other property related financial instruments.

The Fund aims to deliver a total return on equity invested of at least 10% per annum, net of fees and expenses, by acquiring properties and other property related investments which together will provide medium term (3-5 year) capital growth. Given the differential between income and capital gains tax rates, the fund aims to minimise income distributions.
