Mayfair Capital is well positioned to establish new property funds for Pension investors, whether in the UK or across Europe (as part of Swiss Life Asset Managers), tailor-made to meet investors’ specific investment criteria and time horizons.

A good example of such a Fund for Pension investors has been structured for Schroder Property and is our Mayfair Capital Property Unit Trust (MCPUT), launched in June 2010 and is managed by Schroder Real Estate Managers (Jersey) Limited with Mayfair Capital appointed as Property Advisor.

It is as an unregulated eligible investor Fund for investment by exempt approved pension funds, investment trusts, charities and sophisticated investors only. The fund’s investment objective is to provide long term above average performance from investment in a diversified portfolio of UK commercial property with a focus on stock selection, income and enhancing the cash flow through asset management.

The Fund targets out performance of its Benchmark, the weighted average of the All Balanced funds within the AREF/ IPD UK Pooled Property Fund Index.

With zero debt and no outside investors it can avoid the third party redemption pressures enforced on REITS and retail property funds.  This control enables the Fund to adopt a long term strategy, focussing on the provision of income, together with capital growth.
