A good example of such a Fund is our Mayfair Capital Commercial Property Trust (MCCPT), launched in March 2014 to provide investors in the Merlin products of Jupiter Asset Management with income prioritised returns from commercial property, whilst also providing diversification from other asset classes.

The Fund is structured as an expert open-ended Jersey Property Unit Trust and is currently invested in 16 commercial properties throughout the UK, let to 38 different tenants, thus providing the investors with a diversified spread of risk and opportunity.

With zero debt and no investors outside Jupiter Asset Management, MCCPT’s investors avoid the third party redemption pressures enforced on REITS and retail property funds.  This control enables the fund to adopt a long term strategy, focussing on the provision of income, together with capital growth.
